Relocation Guide
Moving to Southern Oregon
What you gain and what you give up, coming to Ashland from California, Washington, Arizona or Portland.
Most people who look at homes in Ashland are searching from a handful of West Coast metros. San Francisco leads, followed by Portland, Los Angeles, Seattle, Sacramento and Phoenix. This guide compares each one with Ashland, using current numbers. Ashland isn't the cheapest town in Southern Oregon, and this page says where it costs more as plainly as where it costs less.

The honest trade-offs of Ashland
What you gain
- Lower home prices than the Bay Area, Los Angeles and Seattle. Ashland's median sale price was about $552,000 in September 2026.
- No state or county sales tax. The one local exception is Ashland's 5% tax on restaurant meals and prepared food.
- Property taxes that don't reset when you buy. Under Oregon's Measure 50, you take over the seller's assessed value, which can grow up to 3% a year.
- More culture than a town of 21,000 usually has: the Oregon Shakespeare Festival, Southern Oregon University, and 93-acre Lithia Park.
- Mountains at the edge of town. Mt. Ashland, the Pacific Crest Trail and the Ashland watershed trails are all minutes away.
- Mild winters in town. January lows average about 30°F, and town averages under an inch of snow a year.
- Rogue Valley International–Medford Airport is 12 miles away, with nonstops to 10 cities.
What you give up
- Ashland costs more than Sacramento, Phoenix and Portland, and more than most of the Rogue Valley.
- Oregon's income tax runs from 4.75% to 9.9%. The top rate starts at $125,000 of taxable income for single filers and $250,000 for joint filers.
- Oregon's estate tax starts at $1 million, the lowest threshold in the country.
- Retirement income other than Social Security is taxed, including pensions, IRAs and 401(k)s.
- Ashland's hospital became an emergency and outpatient satellite in May 2026. Inpatient care is in Medford, about 20 minutes north.
- Wildfire risk is real here. First Street rates every property in Ashland as having some wildfire exposure. Shop homeowner's insurance early, and expect some smoky days in late summer.
- A small job market. Most buyers moving here bring remote work, a practice, or retirement income.
“Price the move, not just the house. Add up income tax, insurance and trips home before you fall for a property. In Ashland, also add up what you'll actually use: the theater, the trails, the university. That's what the premium pays for.”
From the Bay Area
The biggest price gap on this page, and a town that feels familiar to Bay Area buyers.
What you gain
- San Francisco's median sale price was about $1,579,000 in September 2026, about $1,027,000 more than Ashland.
- No sales tax. California's base rate is 7.25% before local add-ons.
- The same dry-summer, wet-winter pattern you already know.
- United flies nonstop between Medford and San Francisco, about an hour and a half each way.
What you give up
- Oregon's income tax may not be lower. Oregon's 9.9% rate starts at $250,000 of taxable income for couples, while California's 9.3% rate runs to about $743,000. Many households in between pay more in Oregon.
- Oregon's estate tax starts at $1 million. California has none.
- Your Prop 13 tax base stays in California. Prop 19 transfers only work within the state.
- Far fewer tech and professional jobs. Most Bay Area buyers here keep remote work.
- The drive home is about 5.5 to 6 hours on Interstate 5.
“Bay Area buyers notice the price first and the theater second. I'd have them run the income tax third, before they write an offer, not after.”
Will I pay less income tax in Oregon than in California?
It depends on your income. At the top, Oregon's 9.9% rate is lower than California's 13.3%. In the middle-to-upper range it often isn't, because Oregon's 9.9% rate starts at $125,000 for single filers and $250,000 for couples. California's 9.3% bracket runs to about $371,000 single and $743,000 joint. Neither state taxes Social Security. Run your own numbers with a tax professional before you make an offer.
From Portland
Same state, same tax system, drier summers. Not a cheaper house.
What you gain
- No change in state income tax. Jackson County has no local income tax, while Portland-area residents may owe Metro and Multnomah County taxes on higher incomes.
- Drier, sunnier summers. Ashland gets about 19.5 inches of precipitation a year, mostly from fall through spring.
- About a 4.5-hour drive north, and Alaska flies nonstop between Medford and Portland.
- A walkable downtown with year-round theater.
What you give up
- Price. Ashland's median was about $552,000 in September 2026, about $34,000 more than Portland's.
- Fewer urban amenities and specialty medical providers.
- Hotter summer afternoons, and some summers bring wildfire smoke.
“Portland buyers already know Oregon's tax system, so the question is simple: is the smaller town worth a slightly higher price? For the people who choose Ashland, it's the pace and the trails.”
Is Ashland more expensive than Portland?
Slightly. The median sale price was about $552,000 in Ashland and about $518,000 in Portland in September 2026. Portland-area households with higher incomes may also pay Metro and Multnomah County income taxes that don't apply in Jackson County.
From Southern California
A large price gap, real seasons, and three nonstop routes home.
What you gain
- The Los Angeles median sale price was about $1,033,000 in September 2026, about $481,000 more than Ashland.
- No sales tax.
- Four seasons and a green landscape.
- Nonstop flights from Medford to Los Angeles and San Diego (Alaska), and to Santa Ana/Orange County (Allegiant).
What you give up
- Colder winters. January lows in Ashland average about 30°F.
- The beach is farther. The coast at Crescent City is about 2.5 hours away by way of Grants Pass and U.S. 199.
- Hotter summer afternoons than coastal Southern California.
- Oregon income tax and estate tax. See Taxes below.
“Visit in January before you buy. If you like Ashland under a gray sky, you'll love it in June.”
How far is the ocean from Ashland?
About 2.5 hours. The usual route runs north on Interstate 5 to Grants Pass, then about 80 miles on U.S. 199 through the redwoods to Crescent City, California.
From Seattle
Still the Northwest, with half the rain and lower prices, but with a state income tax.
What you gain
- Seattle's median sale price was about $855,000 in September 2026, about $303,000 more than Ashland.
- Half the rain. Ashland averages about 19.5 inches of precipitation a year, compared with about 39 inches in Seattle.
- No sales tax. Washington's base rate is 6.5% before local add-ons.
- Alaska and Delta fly nonstop between Medford and Seattle.
What you give up
- Oregon taxes wages. Washington doesn't. For working households, this is the biggest financial change.
- Oregon's estate tax starts at $1 million. Washington's exclusion is $3 million.
- Hotter summers: about 88°F in July in Ashland versus about 77°F in Seattle.
- The drive to Seattle is about 7.5 hours.
“For Seattle buyers, the income tax is the first number to run. The second adjustment is summer heat, so notice shade, airflow and cooling when you tour.”
Is Ashland sunnier than Seattle?
Yes, especially in summer. Ashland averages about 19.5 inches of precipitation a year, on about 114 days. Seattle averages about 39 inches. Most of Ashland's rain falls from November through March, and July and August are close to dry.
From Sacramento and Northern California
Not a cheaper move. A different kind of town, straight up I-5.
What you gain
- No sales tax.
- Slightly milder summers. Ashland's July average high is about 88°F.
- A cultural calendar unusual for a small town, plus mountain trails at the edge of town.
- An easy drive: Ashland is about 4.5 hours north on Interstate 5.
What you give up
- Price. Ashland's median was about $552,000 in September 2026, about $44,000 more than Sacramento's.
- Oregon's income tax may match or exceed California's for many households.
- No nonstop flight between Medford and Sacramento.
- Fewer urban services and specialty medical providers nearby.
“From Sacramento, Ashland isn't the cheaper move. People come for the town itself. If price is the goal, there are less expensive towns in the Rogue Valley, and I'll show you those too.”
Is the weather in Ashland like Sacramento?
The pattern is the same: hot, dry summers and wet winters. Ashland runs a little milder, averaging about 88°F in July. Its higher elevation, about 1,950 feet, brings cooler nights and the occasional dusting of snow.
From Phoenix
Cooler summers and real water, at the cost of a higher income tax and a higher price.
What you gain
- Cooler summers. Ashland averages about 88°F in July, compared with about 106.5°F in Phoenix.
- Water and green. Ashland gets about 19.5 inches of precipitation a year, compared with about 7 inches in Phoenix.
- No sales tax. Arizona's base rate is 5.6% before local add-ons.
- American flies nonstop between Medford and Phoenix.
What you give up
- Price. Ashland's median was about $552,000 in September 2026, about $100,000 more than Phoenix's.
- Higher income tax. Arizona has a flat 2.5% rate. Oregon's runs from 4.75% to 9.9%.
- Oregon's estate tax starts at $1 million. Arizona has none.
- Real winters, with frost, rain and gray stretches.
“Phoenix buyers come for the summers and the green. Run the income tax numbers before you tour, so your first Oregon tax return isn't the surprise.”
Will my taxes go up if I move from Arizona to Oregon?
Your income tax most likely will. Arizona's flat rate is 2.5%, and Oregon's rates run from 4.75% to 9.9%. You'll stop paying sales tax, apart from Ashland's 5% on prepared food. Neither state taxes Social Security.
Taxes for newcomers
Does Oregon have a sales tax?
No. Oregon has no state or county sales tax. Ashland charges a 5% tax on restaurant meals and prepared food inside city limits.
How much is Oregon's income tax?
Oregon's rates run from 4.75% to 9.9%. The 9.9% rate applies to taxable income over $125,000 for single filers and $250,000 for joint filers. Capital gains are taxed as ordinary income.
Does Oregon tax retirement income?
Oregon doesn't tax Social Security. Pensions, annuities, IRAs and 401(k) withdrawals are generally taxed.
Does Oregon have an estate tax?
Yes. Oregon taxes estates over $1 million, the lowest threshold in the country, at rates from 10% to 16%. A surviving spouse can't use the first spouse's unused exemption. A 2026 bill to raise the threshold to $2.5 million died in the legislature. At Ashland's price points, plan with an estate attorney before you close.
How do Oregon property taxes work for a new buyer?
Oregon doesn't reset a home's assessed value when it sells. Under Measure 50, you take over the seller's assessed value, which can grow up to 3% a year, with exceptions for things like new construction. Michael O'Coyne asks for the current tax bill on any property before his buyers write an offer. It's the best guide to what yours will be.
Is there a real estate transfer tax?
Not in Jackson County. Oregon's constitution bars new real estate transfer taxes. Washington County's predates the ban and is the only one in the state.
Can I bring my California Prop 13 tax base to Oregon?
No. Prop 19 base-value transfers work only between homes in California. In Oregon you generally take over the seller's assessed value instead.
How this estate is reaching buyers who live elsewhere
Where do buyers relocating to Ashland come from?
Redfin's search data for April through June 2026 shows people searching for Ashland homes most often from San Francisco, then Portland, Los Angeles, Seattle, Sacramento and Phoenix. That data tracks searches, not completed moves. The sections on this page follow that order.
How is the Jean Houston Estate marketed to out-of-area buyers?
Where they already are. The estate has its own website with video and photography, a detailed FAQ on the well, septic, zoning and winter access, this relocation guide, and ads aimed at buyers in the metros above. A buyer three states away should be able to answer most of their questions before the first call.
What does an out-of-area buyer need that a local buyer doesn't?
The answers you can't get from photos: well and septic records, internet service at the address, insurance quotes, winter access, and what Oregon's taxes mean for their household. The estate FAQ covers those for this property.
Relocation questions
Why do people move to Ashland?
For the town itself. Ashland pairs the Oregon Shakespeare Festival, a university, and a 93-acre park with mountains and trails at the edge of town, at prices well below the Bay Area, Los Angeles and Seattle. The trade-offs are Oregon's income and estate taxes, a small job market, and wildfire season.
How is Ashland different from Medford and Grants Pass?
Ashland is smaller, more walkable, and more expensive. Its September 2026 median of about $552,000 is well above most Rogue Valley towns. Medford, 12 miles north, has the region's hospitals, airport and big-box shopping. Grants Pass, about 45 minutes northwest on the Rogue River, costs considerably less. For Grants Pass and Josephine County, see Michael O'Coyne's Grants Pass relocation guide.

Is Ashland cheaper than California?
Than the Bay Area and Los Angeles, yes, by a wide margin. Than Sacramento, no. Ashland's September 2026 median of about $552,000 was about $44,000 above Sacramento's. Oregon has no sales tax, but its income tax may not be lower than California's.
Where do people fly in and out of?
Rogue Valley International–Medford Airport (MFR), 12 miles from Ashland. It has nonstop flights to Seattle, Portland, San Francisco, Los Angeles, San Diego, Santa Ana, Las Vegas, Phoenix, Salt Lake City and Denver. Some routes are seasonal.
Can I buy a home in Ashland without visiting first?
You can tour by video and handle much of the transaction remotely, but walk a hillside or rural property in person before you close if you can. Wells, septic, steep drives and winter access are easier to judge on site.
